Our Process

Pre-Inspection
A pre-inspection agreement must be signed by both Pinnacle Home Inspections LLC and the client (provided by Pinnacle Home Inspections), a time and date of the inspection must be agreed upon and payment must be made on behalf of the client.

Leading up to the Inspection
All utilities should be turned on previous to the inspection taking place (electric, water, gas, etc.) as a full inspection may not be completed if one or more of these utilities is turned off at the time of inspection.

The Inspection
Home inspections are a non-instrusive investigation of systems and conditions pertaining to the safety and quality of a living space. Clients should expect the inspection walkthrough to last approximately four hours. (This timing will vary with the size of the home and variables encountered.)

Reporting
Once the inspection is completed, the report is due to the client within three days, per N.C. Standards of Practice, but every effort is made to have the report completed and sent to the client within 24 hours.
Pinnacle Pricing
Home inspection fees are based on square footage and the absence/presence of accessible crawl spaces. Inspectable crawl spaces add $50 to the prices below.
0 - 999 sqft: $300
1000 - 1499 sqft: $325
1500 - 1999 sqft: $350
2000 - 2499 sqft: $375
2500 - 2999 sqft: $400
3000 - 3499 sqft: $425
3500 - 3999 sqft: $450
4000 - 4499 sqft: $500
4500 - 4999 sqft: $550
5000+ sqft: Contact for pricing
For homes 30 years and older, an additional $50 will be assessed.
An additional $100 will be added for return trips.
Water Testing
Water testing is also a service offered by Pinnacle Home Inspections if needed by a client or lender. Pricing starts at $150 but varies according to the need. Samples are taken to a water quality lab and those results are shared with the inspector within a few business days.
